JACKSON HOLE, Wyo.

Concierge Auctions will conduct a live luxury real estate auction of the Teton Valley Ranch in Jackson Hole, Wyoming on July 16. The highest bidder over $15 million will be the new owner. The sale is being conducted in cooperation with listing broker Richard Lewis of the Lewis, Lewis & Kleiman team at Jackson Hole Sotheby's International Realty.
"The Teton Valley Ranch is one of the most premier and storied ranch estates in the nation, boasting breathtaking views of the 44 mile-long Teton Mountain Range, adjacent to the National Elk Refuge and Grand Teton National Park, with access to the Bridger-Teton National Forest," stated listing broker Richard Lewis of Jackson Hole Sotheby's International Realty. "This auction represents a once-in-a-lifetime opportunity."
"The Concierge Auctions process is ideal for incomparable properties such as the Teton Valley Ranch," stated Laura Brady, Vice President of Marketing for Concierge Auctions. "The auction will enable the bidders to identify the value in a live, transparent format."
The property will be sold via three bidding segments. Estate Parcel I, originally listed for $29.5 million, has a reserve of $11 million; Estate Parcel II, originally listed for $17.9 million, has a reserve of $4 million; and the auction for both Estate Parcels I & II, originally listed for $47.4 million, has a reserve of $15 million. The seller is obligated to sell the properties to the highest aggregate bids above the reserve amounts.
Founded in 1927 as a cattle ranch, and previously owned by a son of David Abercrombie, co-founder of the Abercrombie & Fitch chain of outdoor and clothing stores, the 153-acre Teton Valley Ranch features swaths of pristine wild lands in the center of a valley whose surrounding mountain peaks soar to nearly 14,000 feet. Visitors can don their waders for a bit of trout fishing in the crystal clear Gros Ventre River. For decades, the landscape served as an opportunity for children and teenagers to experience the Wild West at the Teton Valley Ranch Camp. The camp, which was founded in 1939 and now operates at a nearby ranch, drew boys and girls from famed families worldwide to backpack through the ranges, swim, and learn about the local ranching heritage and land stewardship. Much of the terrain remains as it was in the early days of the American West - expansive, gorgeous and inviting exploration.
Nestled among 52 acres of perfectly preserved wildlife, the residences in Estate Parcel I provide an unmatched sense of nature and privacy. The masterfully built main residence, with incomparable views of the Tetons, is one of the most remarkable and unique homes in the West, measuring more than 10,000-square-feet, the magnificent European-influenced stone home is at the 90% completion level and therefore offers the buyer the opportunity to finish the interiors to their own personal taste. The residence overlooks a unique warm springs lake that provides swimming and entertainment during any season. The lake's even temperatures remain approximately 70 degrees year-round, ideal for swimming, canoeing and other water activities. A rolling riverfront surrounds the residence, for which the previous owner secured zoning approval for its grand size and stature. Inside the castle-like home, unique materials imported from Europe are used throughout its construction. The entry opens to an expansive hall with stained glass windows. The master suite features an office/study area, private deck and a wrap around his and her walk-in closet. Two of the three bedroom suites on the second level have claw-foot tubs and glass showers. Each has a private bathroom. Fireplaces and floor-to-ceiling windows offering spectacular views of the Teton Mountain Range can be found in most every room, particularly the 800 square foot guest room.
A log-cabin guest home is set on the edge of the property adjacent to the protected National Elk Refuge and mountainside, across the warm springs lake from the main residence. With two-bedrooms and two baths, it is a perfect place for visitors, as it offers a large kitchen, living room with fireplace and en-suite bathrooms.
A rare riverfront property, Estate Parcel II has direct access to approximately 3/4 of a mile of the Gros Ventre River. The river is a tributary of the Snake River, noted for its excellent Snake River Cutthroat trout fishing. Here lies a two-acre lake, and a glance to the east gives way to a view of the iconic Marlboro barn, one of several historic buildings on the estate. Made famous by the 1971 Western epic, "The Wild Country", the barn has existed for nearly a century and has been featured in a number of memorable advertisements, photographs and movies. It is a dramatic and historic landmark on the horizon. A fresh spring creek meanders along the property, offering yet another panoramic view of the majestic Tetons. This estate includes a 1,700-square foot home with three bedrooms and three baths, as well as two log cabins, which could be outfitted for guests or caretakers.
"Following our successful auction of the Rockin' S Ranch last September with the Lewis, Lewis & Kleiman Team, we are pleased to have the opportunity to auction one of the country's premier ranch properties located in Jackson Hole, the exclusive address for luxury ranches in the U.S." stated George Graham, CEO of Concierge Auctions. "Our process has resonated as a choice option for luxury ranch owners in the west who seek to sell their properties within a defined timeframe in return for allowing the bidders to name the price. The winning buyer(s) of the Teton Valley Ranch will not only gain one of the most spectacular properties in the nation but also have achieved it for a fair, market-driven value."
The Teton Valley Ranch auction will be held live, on-site, on Friday, July 16 at 11 a.m., MDT. Attendance will be limited to registered bidders and their representatives. Bidder registrations are due by Wednesday, July 14. Incentives for earlier registrations are offered. The property is available for preview daily by appointment.
